friction burns?

Hi! Does your boyfriend gets friction burns even when masturbating because from what you said I understood that he gets the friction burns before you too have sex (it gets worse during sex).
If he is using some kind of masturbating method that is not appropriate (too much rubbing onto something, etc), he could be getting these burns. If this is the case, he may better change the method. You shouldn’t have sex until his friction burns heal, otherwise they never will.
When they burn, you should get a lubricant, so that his skin wouldn’t get so irritated. You should get a water based lubricant like astroglide, I found it helpful or you may even try with extra saliva. I hope everything turns out just fine.
You shouldn’t use any strong vaginal deodorants, washing crèmes, etc that might be irritating his penile skin.

I occasionally have friction burns from either masturbation or from oral/vaginal sex.

I have always found that if you clean the area with some hot water and mild soap, followed with some neosporin, it will heal in 2-4 days.

However, if you are frequently getting sores on your genitals, you should probably go to the clinic to get the once over. Better safe than sorry.
