I have the same problem with my boyfriend of two years. I believe there is a slight tearing when we have sex less often or it is rough than normal. I don't believe its anything serious I just feel slightly raw afterwards but it goes away quickly. Lubricant doesn't necessarily stop the tearing. Do not apply lubricant after you start to feel "raw", it burns. The only solution I can think of is to have sex more often, or longer foreplay, having him finger you beforehand should help.
